Our bread and butter. From weathertightness to passive fire and fire engineering. We understand the cause of failure on the most complex of projects. This drives our Architectural division to provide pragmatic and technically driven solutions. We specialise in multi-unit high rise buildings.

Education

The ASJ team bring extensive experience and expertise in delivering pragmatic property solutions in active school environments. Our team has a strong track record of working collaboratively with the Ministry of Education (MoE) and School Boards of Trustees (BoT) to meet the unique challenges of ECE, primary, intermediate, and secondary schools.

Recent projects

Auckland CBD
The Chatham Apartments is an apartment complex on the outskirts of Auckland CBD.

Our role involved investigation, remedial design, contract administration and construction observation. We negotiated with the insurer, resulting in a favourable settlement for the owner. Additionally, we conducted comprehensive Healthy Homes assessments. All works were undertaken while the building remained fully occupied.

Orakei
Residential home originally constructed in 1940.

Our role included investigation, litigation, remedial design and project management including procurement and contract administration.
Northland
Kaitaia Hospital is New Zealand’s northernmost hospital.

ASJ carried out invasive weathertightness defect investigations during regular working hours while the hospital remained in use. This involved coordination with the hospital and sub-contractors to ensure that works were carried out safely and with minimal disruption to clinicians and patients.

We provided commentary and direction on risks, options for long-term repair solutions and assisted with developing the project cost and feasibility studies.
Te Atatu
Large two-storey offices and warehouse located in West Auckland.

Our role included investigation - both visual and invasive, legal counsel assistance, remedial design, procurement, Building Consent application and contract administration.
Palmerston North
Palmerston North Boys High School is a state single-sex school located in Palmerston North.

Our role involved full remedial design services, contract administration, consent management, procurement and onsite construction observation.

We worked with the school and the contractor to ensure the majority of the works were undertaken during the school holidays, which significantly reduced disruption to the school.
Rangitoto College
Rangitoto College is the largest school in New Zealand.

Our role included investigation, remedial design and construction observation of a multi-million dollar repair to three adjoining gym buildings.
Nationwide
ASJ completed 13 Technical Due Diligence inspections in just 7 days across locations spanning both the North and South Islands.

Our role included risk identification, lease reinstatement, maintenance planning and cost management/forecasting.

North Island
ASJ completed 19 condition surveys over 4 days across the North Island. Locations included Foxton, Kerikeri and Great Barrier Island.

Our role included detailed condition assessments, maintenance planning, cost management/forecasting and compliance reporting. We focussed on BWOF, hazard registers and registered fire evacuation plans.
St Lukes
St Lukes Garden Apartments is a multi-level apartment block located in Auckland.

Our role has included weathertightness, structural and passive fire remediation.

We have carried out passive fire design solutions, construction monitoring and, in the later stages of the project, have been engaged to take over the fire engineering design, providing fully developed fire engineering design strategies to the client.
Auckland CBD
Tower Hill is a 16-storey apartment building in central Auckland.

Our role has included investigation, remedial design, project management, procurement, contract administration and construction observation.

Trusts Arena
The Trusts Arena is a large community-based conference sports and events facility in West Auckland.

Our role included building investigation, remediation and strategy planning, contract negotiation, project management and procurement.
